Pearlace Estates

Pearlace Estates is a privately developed subdivision of thirty-five 1.5-5.8 acre homesites in Grayson County.  MPCE worked with this developer from concept to close out, creating several iterations of the subdivision layout that balanced County requirements, aesthetics, and developer profitability to kick off this project.  Once a layout was chosen, MPCE worked with the developer and one of our partner surveyors to get the land platted, the plans approved, and the project bid for construction.  MPCE then provided inspection services throughout construction, managed contractor pay applications, and helped the developer close out the project with the County so that the lots could then be sold to individuals and home builders.  

 This subdivision includes County standard chip seal roadways and open ditch drainage.  Portions of Whitaker Road were also redesigned and rebuilt as part of this project.
